Pet Policies 101

Los Angeles is an extremely pet loving city. With our warm weather and beach accessibility, owning a pet is more common than in other places.

As a landlord or renter, it’s important to understand pet liability.

Read our 5 step breakdown:

  1. You can be liable for your pet’s behavior – regardless of the precautions you take, you will still be held liable for any kind of damage.

  2. Understand if your renter’s insurance covers pet injury or damage – look into your policy and see if it covers medical, financial and property damage liability.

  3. Look into the fine print of your pet insurance coverage – some policies will deny coverage depending on the breed of dog.

  4. Understand what locations are covered – Some polices will only pay for injuries and property damage while the pet is on the defined premises and others will pay no matter where the injury occurs.

  5. Is your dog a ‘denied breed’? – Each insurance company has their own list of ‘bad breeds’ that they will deny coverage for. Before committing to a policy, see if your pet falls within that category. Common ones include: Pit Bulls & Staffordshire Terriers, German Shepherds, Doberman Pinschers, Rottweilers, Akitas, Alaskan Malamutes, Chows, Great Danes, Presa Canarios, Siberian Huskies, and Wolf-hybrids.
