STOVE
Stoves and refrigerators are the top two appliances necessary to making your investment property truly habitable. It may depend on your hookup if you choose gas versus an electric stove but gas stoves are generally more expensive and come with the carbon monoxide risk. Apartment complexes tend to have electric stoves so tenants pay one electric bill instead of a separate gas bill. However, most people prefer to cook with gas and higher-end tenants may find that option incredibly appealing.
REFRIGERATOR
Stainless steel refrigerators with ice makers are the king of attracting tenants and upping the rent. But we will say that it's better to match appliances then have your refrigerator stick out. Faux stainless steel refrigerators may also be more stain resistant. Ensure that your space has room for the refrigerator and freezer doors to swing open prior to wedging it between counters.
DISHWASHER
If there is space, a standard-sized dishwasher is best. But in small spaces, you may want to go compact. Look for a dishwasher that has an Energy Star on it to save you money on your electricity bill. You may also want to invest in a dishwasher with a garbage disposal or risk regular maintenance calls to clean the filter.
WASHER & DRYER
It is a major selling point for a washer & dryer to be included in the rental property. It saves money for renters and they value the convenience. However, it may be more expensive for landlords and takes regular maintenance. It might be worth the risk for landlords though as research shows that tenants are willing to be 20% more in rent for a unit with a washer and dryer.

Your lease agreement should clearly outline how issues with appliances will be handled and who will maintain them. Lease agreements should specify that the tenant is responsible for tenant-caused damage and neglect. It should also state that the owner has the option to repair, replace, or remove appliances if they cease to function. This gives landlords more flexibility in making decisions about how to deal with maintaining appliances.
