Maintenance Problems Tenants SHOULDN'T Solve: Know When to Call the Experts


As a landlord, it’s important to protect your property and your income stream. One sure way to do this, is to communicate to your tenants what maintenance attempts they shouldn’t attempt on their own (likely to cause more damage rather than help).

Here’s are fool proof list:

  1. Broken Appliances – broken air conditioning, refrigerator or any other major appliance such as a water heater. Bring in a professional to rule out all problems.

  2. Damaged Electrical Sockets – they are dangerous. If the plastic is cracked it’s at risk of exposing metal contact points; those are shocking at the touch and a fire hazard.

  3. Pests – ants, cockroaches, termites, rats, bed bugs etc. These are usually not a simple fix and require many approached implemented at the same time. Hire an expert who is familiar with the local climate and conditions.

  4. Leaky Roof – any water damage can lead to long term black mold problems (a major health risk!). With a leaky roof you could be dealing with comprised structural integrity.
